April 2023: Local Government’s Expanded Authority

In April 2023, the Florida Senate approved a new short-term rental law that significantly expanded the authority of local governments. Now, local governments have 15 days to review registration applications and can terminate or refuse to issue or renew a vacation rental registration under certain circumstances. January 2024: State Preemption of Local Regulations

It’s also important to note that in Florida, property owners must obtain a license from the Department of Business and Professional Regulation (DBPR) if they plan to rent out an entire unit more than three times in a calendar year for stays of less than 30 days. This requirement helps ensure that short-term rental properties meet certain safety and regulatory standards.
